Rhode Island Real Estate Activity Numbers | June 14 to 20, 2020

Please find the latest weekly comparisons for the state of Rhode Island.

The new listing activity showed a slight increase and is approaching 2019 levels for this period in the market.
However, the overall number of properties on the market is still significantly below 2019 levels thus creating a robust seller’s market.
Properties under agreement continue to climb and are well above 2019 levels.
Sold properties are trending up but still significantly below 2019 levels.
On a national basis, the number of  closed sales declined 27% in the month of May on a year over year basis with a 10% decline from the month of April.  However, the real estate pundits are indicating “the worse is behind us” and discussing the “migration to suburbia”.  Based on the activity we are seeing in our local markets, it appears to be an accurate prediction.

Rhode Island Real Estate Activity Numbers | June 7 to 13, 2020

Please find the latest weekly comparisons for the state of Rhode Island.

New listing activity remains below 2019 levels and causing multiple offer situations due to lack of inventory.
Properties under agreement have trended up slightly for the past two weeks and have surpassed 2019 levels. This is indicative of a busy selling season this summer as new inventory starts to come on the market.
The sold activity has been relatively flat for the past four weeks as expected due to the lack of inventory and the March/April impact of Covid-19.
As we continue on the Reopening RI Plan it is our expectation that many sellers will be entering the market since there is a greater degree of comfort with showings and a pent up demand for listings. Buyers continue to take advantage of the incentive of low mortgage rates.  It is an opportune time to be in the market.

The Avenue Concept “Love & Unity” Mural at Our Providence Office

A few of the windows at our Providence Office have been covered up following an act of vandalism. Our friends at The Avenue Concept helped us make the space beautiful again by creating an artful mural titled “Love & Unity”,  inspired by the quilts of Gee’s Bend – quilts created by women and their ancestors from the African-American hamlet of Gee’s Bend, Alabama along the Alabama River.

Quilts are often stories of heritage and community. They also symbolize resourcefulness – turning the materials and means available into something beautiful and useful. We are a proud thread of this neighborhood and we are turning what was once an eyesore and a reminder of recent tragic events into a beautiful expression of community and solidarity.

A STATEMENT FROM THE ARTISTS:

Love and Unity is a TAC facilitated mural created by Arthur Cayo and Greg Pennisten for Mott & Chace Sotheby’s International Realty at their Waterplace Park location.  This artwork is a collaborative effort between the two artists and an examination of the quilts of Gees Bend.

“Our piece is a personification of the world, a bunch of little pieces making up one big piece  [of] different shapes, sizes and colors,” Arthur wrote in reflecting on the piece.

Leaning heavily on Arthur’s improvisational approach to mural painting, he and Greg worked symbiotically to generate the final piece. Stencils were repeated to create patterns cut into irregular geometric shapes reminiscent of a hand stitched quilt made from a random assortment of available scrap fabric. The final result of the collaboration is a vibrant 10′ by 20′ patchwork “quilt” composed of vibrating complementary colors, mixed and matched shapes, patterns and ideas.

“With all of these ideas and elements sewn together, what you are left with is in fact a quilt constructed of Love and Unity,” Greg wrote.

The May 2020 Rhode Island Real Estate Market Report

Mott & Chace Sotheby’s International Realty is pleased to release the Rhode Island real estate single family home statistics for May 2020. The median asking price for new listings increased 3.3%, while the median home price of sold listings increased 3.3% as well. The supply of inventory decreased from 4.1 months to 1.3 months when compared to the same time period last year. Additionally, the average days on market decreased 8.2% in April 2020 when compared to last year.

Despite the widespread market impacts of COVID-19, single family home sale prices have stayed elevated year-over-year, likely due to a significant lack of inventory. List prices and sales prices have increased from prior months. However, available inventory and the number of closed properties have decreased slightly from previous months, which is unusual for this time of year when the market is typically bustling.

Mott & Chace Sotheby’s International Realty is pleased to announce the sale of 7 Browning Road for $3,072,222. Robin Knisley, Broker Associate of Mott & Chace Sotheby’s International Realty represented the seller. Mark Gauvain of Lila Delman Real Estate represented the buyer.

According to data available from Rhode Island Statewide Multiple Listing Service, the sale of 7 Browning Road is the third highest single-family sale in Westerly this year. Agents of Mott & Chace Sotheby’s International Realty have represented clients in five of the top ten sales in the municipality in 2020.

Originally part of The Browning Farm, “Sea Change” was built in 1925 and sits on just over two panoramic acres with ocean views. This house of distinction abuts the Misquamicut Golf course.

Living With Unparalleled Privacy: Landscaping for Privacy and Noise Reduction

Whether you’re looking to create a private oasis or block peace-shattering noise, landscaping can help you with your backyard nirvana goals. Strategic landscape design can, in fact, do both. Here are some of the most effective solutions to help you get more privacy and less neighborhood noise.

Plants

Plants and shrubbery are an attractive way to help reduce noise. Evergreen plants are the most effective sound barriers. They keep their leaves and their noise-blocking effect year-round. Broadleaf evergreens are better than narrow-leaf varieties. Junipers and hollies are popular because their branches droop all the way to the ground. Use a variety of plants in layers, and plant them so you won’t have any gaps when they reach their full size. Amplify the effect by planting on a berm or raised wall.

Plants are also a visually appealing way to add privacy. Hedges, shrubs, and trees can also help soften hardscaping features like walls or fences. Living walls or vertical gardens are trendy ways to green up and shield your outdoor areas.

Walls and Fences

A solid wall will shield you from noise and prying eyes, but it’s not always the most attractive option. But you can dress it up with a row of lilac bushes or junipers. If you’re just trying to block neighborhood noise, a solid wood fence will suffice. If you’re in a noisier area or next to a busy road, you’ll need something more substantial. Masonry walls made of brick or stone are excellent choices. Modular walls and acoustic fences are designed specifically for this job. Whatever type you choose, make sure it extends all the way to the ground. You don’t want noise or unwanted animals creeping in through gaps at the bottom.

Another plus of installing a wall or fence? Instant privacy. If you opt for shrubs or trees, it may take a while for them to mature. A fence will mark your property line and keep kids and pets in and unwanted visitors out. Decorative fencing can add architectural interest to your landscaping design.

You can create privacy in defined areas of your yard with privacy panels. Wood lattice panels or trellises are stylish and easy-to-add features. Add a fast-growing ivy for extra cover (make sure you’re choosing a non-invasive ivy). Multi-purpose panels with slats or shelves are perfect for wall mounted planters or potted plants. Keep in mind, having a row of potted plants allows you to bring your garden inside for the winter.

Drown Out the Noise

Water features such as a fountain or waterfall can muffle neighborhood noise. Install a water feature on your noise-blocking wall to make it a focal point of your landscape design.

Trees with leaves that rustle and outdoor speakers for music can also help. So can wind chimes. When it comes to wind chimes, be careful you’re not adding to the noise. Too many chimes or chimes with an off-putting tone will annoy you and your neighbors.

Curtains

Curtains add instant privacy, luxury, and a touch of softness to your outdoor living spaces. They’re also a great way to shade sunny spots. Choose outdoor fabrics that are water and fade-resistant.

Think of these barriers as an investment. Good fences make good neighbors, and great noise barriers allow you to get the most out of your backyard.

The trends shows the strength of the first quarter versus the impact of Covid-19 on closed units during the month of May.
 New Listings continue to show an upward trend.
Properties Under Agreements have surpassed the numbers during the same time period in 2019.

Rhode Island Real Estate Activity Numbers | May 24 to 30, 2020

 The new listing activity trended down from the prior week, however properties going under agreement continue on the upward trend and has surpassed the 2019 numbers.
The sold properties show a slight increase but are still significantly below 2019 levels.  It continues to be a sellers market due to low inventory as proven in the increase in sales price.
As we enter into Phase II on the Reopening RI Plan it is our expectation that many sellers will be entering the market since there is a greater degree of comfort with showings and a pent up demand for listings. Buyers continue to take advantage of the incentive of low mortgage rates.  It is an opportune time to be in the market.
