Rhode Island Real Estate Activity Numbers | May 2021

Please find the latest market activity comparisons for the state of Rhode Island.
The newly listed property activity has surpassed 2020 levels, as expected due to the impact of the pandemic last spring, but has not reached the 2019 levels.
Since January, the properties under agreement activity has surpassed 2019 and 2020 levels.
The sold property activity since January has exceeded the prior two years with the exception of the month of May. The lack of available inventory is clearly having an impact on the sold statistics.
The lack of inventory is continuing to drive price appreciation in RI. For April, the median price for single-family reached $349,000, an all-time high.  This represented an increase of 18% from the prior year. In the past six years, the median price for single-family has increased 75%.  The supply of available homes is at one month, in part due to a 48% increase in properties under agreement with a supply level that decreased by 50%.  The multi-family properties have seen even greater appreciation. April saw a 24% year-over-year increase in median price.  The condo market saw more modest gains year over year at 15% but this segment is becoming more attractive to buyers forced out of the single-family market.

Mott & Chace Sotheby’s International Realty Continues Jamestown Streak with Three Significant Sales

Mott & Chace Sotheby’s International Realty is proud to announce a recent series of luxury sales in Jamestown. The firm, with more than $30M total sales volume in Jamestown year to date, has sold three of the top five most expensive homes and four of the top ten most expensive homes in Jamestown in 2021.

Nicole Carstensen, Sales Associate of Mott & Chace Sotheby’s International Realty, represented the sellers and facilitated the sale on behalf of the buyers of 147 Beavertail Road. The classic coastal home in Mackerel Cove sold for $4,500,000 and is the highest sale in Jamestown this year, according to data available from the Rhode Island Multiple Listing Service.

The home at 1076 East Shore Road has also sold for $3,595,000. Nicole Carstensen and Jack Teeden, Sales Associate, represented the sellers and facilitated the sale on behalf of the buyers. Circa 1885, this historic property was once Jamestown’s Conanicut Park as well as the Jamestown Inn. According to data available from the Rhode Island Multiple Listing Service, this is the fourth-highest sale in Jamestown this year.

Earlier this month, a home in the West Reach neighborhood sold for $2,850,000. The seller was represented by Linda Supron, Broker Associate, and the buyer was represented by Alyce Kleczek, Sales Associate. According to data available from the Rhode Island Multiple Listing Service, this is the sixth-highest sale in Jamestown this year. Agents with the firm have represented nine clients in the top ten sales in the municipality year to date.
