Mott & Chace Sotheby’s International Realty Breaks Another Record with Jamestown Sale

Mott & Chace Sotheby’s International Realty announces with great pleasure the sale of 260 Beavertail Road for $9,125,000. The seller was represented by Judy Chace, Broker/Co-Owner, and Erin Marsh, Sales Associate, and the buyer was represented by Bridgette Soby, Narragansett Office Manager/Sales Associate: all of Mott & Chace Sotheby’s International Realty.

According to data available from Rhode Island Statewide Multiple Listing Service, the sale of 260 Beavertail Road is the highest sale in Jamestown in MLS history. This is also the fourth highest sale statewide this year.

Breaking a record set by the firm last year, this sale surpasses the previous highest sale in Jamestown at 609 Beavertail Road, which was sold by Judy Chace and Erin Marsh in June 2019.

The firm continues to prevail in the Jamestown market. Solidifying its presence as the luxury leader in Jamestown, Mott & Chace Sotheby’s International Realty has represented both sellers and buyers in the three of the four top sales in the municipality so far this year. Year to date, the firm has represented 67% of the single-family properties sold over $5M in the municipality, according to data available from the Rhode Island Multiple Listing Service.

Rhode Island Real Estate Activity Numbers | August 2 to 8, 2020

Please find the latest weekly comparisons for the state of Rhode Island.

The new listing information is reflective of a market consisting of multiple offers and increasing prices.  The number of new listings taken last week was down in comparison to the similar period in 2019.  In Rhode Island, we now have a one month supply of inventory for single families –  a 36% decline from last year.

The Under Agreements were up substantially in comparison to last year.  For the month of July we saw a 63% increase in under agreements in comparison to July 2019.

The sold numbers finally eclipsed 2019 for the week and for the month of July were up 4%.  That number will continue to rise with number of properties under agreement.

This remains a rare opportunity for sellers to maximize value.  Buyers are still out there and looking to take advantage of the low interest rates.

Rhode Island Real Estate Activity Numbers | July 26 to August 1, 2020

Please find the latest weekly comparisons for the state of Rhode Island.

Note that finally the number of listings taken for the week surpassed the comparable week in 2019.  This is the first week since March 8th that we saw an increase.
The number of properties under agreement continues on an upward trend and has surpassed 2019 since the week of May 17th.
As expected, the number of sold properties has not caught up with 2019. They are, however, trending upwards and the end of July saw a significant increase.  We expect these trends to continue for the foreseeable future based on the market activity we are seeing.

Rhode Island Real Estate Activity Numbers | July 12 to 18, 2020

Please find the latest weekly comparisons for the state of Rhode Island.

Our inventory in the state has been below 2019 levels since March.  The month of June saw an inventory level for single family homes at 1.1 months supply.  That was not a surprise given the number of multiple offer situations we are seeing.
The properties under agreement have continued to outpace 2019 since mid-May.
While the sold properties have been below 2019 levels since the third week of March, it is our expectation that that there will be a shift due to the number of properties going under contract.
It continues to be an opportune time for sellers to achieve maximum value for their properties.  And buyers continue to be enticed by the low mortgage rate environment.
