Mott & Chace Sotheby’s International Realty is pleased to announce the sale of 10 Courageous Circle for $2,750,000. The seller was represented by Robert Rutley, Partner of The Blackstone Team with Kylie McCollough, Sales Associate: both of Mott & Chace Sotheby’s International Realty. Tery Pedro-Matrone of William Raveis Chapman Enstone represented the buyer.

According to data available from Rhode Island Statewide Multiple Listing Service, the sale of 10 Courageous Circle is the second highest sale in Bristol this year. The custom-built classic shingle style home is also the most expensive non-waterfront Bristol home to sell in over ten years. Agents of the firm have represented clients in three of the top sales over $1M Bristol in 2021.

By leveraging a brand with heritage and sophistication, Mott & Chace Sotheby’s International Realty offers the one true, worldwide luxury real estate network. It is the power of local expertise paired with the unparalleled reach that has made the young firm successful.

“It has been an honor to represent ‘Osprey Point’ at 10 Courageous Circle on Bristol’s coveted Poppasquash Point. This custom crafted, multilevel and multigenerational home is truly an exceptional prize for its new owners,” states Robert Rutley. “The Blackstone Team and I continue to provide best in class strategy, marketing, and results in Rhode Island’s statewide marketplace. It was our absolute pleasure to partner with Kylie McCollough and harness her unique perspective to the successful sale of this one-of-a-kind home.”

Where the sun rises in Bristol Harbor and sets over Narragansett Bay, “Osprey Point” embraces the spectacular views of well-curated grounds and gardens. Aquatic birds enjoy the garden pond and osprey return each year to soar overhead. The swimming pool with cabana and outdoor shower complete the coastal lifestyle of this unmatched location.

“We are thrilled to achieve a record setting price for our clients with the sale of 10 Courageous Circle. Set on over 2.5 acres, with a koi pond, English gardens and nesting Osprey, it is just an exceptional estate,” adds Kylie McCollough. “We pulled out all the stops to ensure maximum exposure for this home, including creating two lifestyle films so that buyers across the globe could virtually experience “Osprey Point”. Working with Robert Rutley of The Blackstone Team was a dream. He is creative, professional and has an exceptional knowledge of the market. I look forward to partnering again on another project very soon.”

Activity Report June 11, 2021

Rhode Island Real Estate Activity Numbers | May 2021

Please find the latest market activity comparisons for the state of Rhode Island.
The newly listed property activity has surpassed 2020 levels, as expected due to the impact of the pandemic last spring, but has not reached the 2019 levels.
Since January, the properties under agreement activity has surpassed 2019 and 2020 levels.
The sold property activity since January has exceeded the prior two years with the exception of the month of May. The lack of available inventory is clearly having an impact on the sold statistics.
The lack of inventory is continuing to drive price appreciation in RI. For April, the median price for single-family reached $349,000, an all-time high.  This represented an increase of 18% from the prior year. In the past six years, the median price for single-family has increased 75%.  The supply of available homes is at one month, in part due to a 48% increase in properties under agreement with a supply level that decreased by 50%.  The multi-family properties have seen even greater appreciation. April saw a 24% year-over-year increase in median price.  The condo market saw more modest gains year over year at 15% but this segment is becoming more attractive to buyers forced out of the single-family market.
It continues to be a seller’s market – that is reflective of low inventory, low mortgage rates, demographic trends bringing more buyers, and pandemic-related housing changes.  While it can be a difficult environment for buyers, our agents remain very competitive in multiple offer situations and often win the battle due to expertise in presenting a professional, complete offer package with great terms and conditions. To learn what this may mean for you, please contact one of our talented real estate specialists. https://mottandchace.com/directory

Inside the exclusive invitation only tour and reception at the Bois Doré mansion

Tuesday, May 13, 2021 was a day of sunshine and blue skies. And, in Newport, Rhode Island, a perfect day for an invitation-only tour of the Bois Doré mansion.

Located at 115 Narragansett Avenue,  Bois Doré was built in 1927 by renowned New York architect Charles A. Platt. Gracefully sited on four private acres off Bellevue Avenue and located five blocks from The Breakers, Bois Doré or “gilded forest”, is approached through gilded wrought iron gates and a dramatic pollarded Linden tree lined drive. Designed in the Louis XVI style boasting a marble foyer entrance and loggia which opens to a beautiful brick terrace overlooking the expansive rear yard. Wrought iron and glass front doors complement the timeless limestone façade and center the two wings of the home. An 85-foot great hall extends to either side, giving the space a sense of balance and grandeur.

The East Wing is anchored by the chef’s kitchen featuring dual Viking ranges beneath an antique Duparquet, Huot & Monesue Co. white cast iron hood. The adjacent dining room is adorned with Martin Battersby trompe l’oeil art, a style of painting in which objects are depicted with photographically realistic detail. A butler’s pantry, family room, and sun porch provide space for storage and leisure. In the West Wing lie the drawing-room, the study, and the grand ballroom, the largest of any private home in Newport.

Originally commissioned for William Fahnestock, a New York banker and founder of present-day Oppenheimer & Co., the home has a unique and illustrious history of notable ownership including Campbell Soup heiress Elinor Winifred Dorrance Hill Ingersoll and later Oil baroness Carolyn Mary Skelly. Highlights of the French Chateau include 25 bedrooms, eight marble fireplaces, and an antique eight-foot Regency chandelier sparkling from the ballroom ceiling, harkening guests to a by-gone era of glitz and glamour.

Champagne was served in branded flutes, cookies that tell the story of the home were enjoyed, and prized from Van Cleef & Arpels and Louis Roederer were awarded.

Judy Chace and Kylie McCollough rolled out the red carpet and hosted an illustrious event!

“Zoom & FaceTime have been lifesavers since last March but nothing compares to showing the grandeur of a home like this in person,” says Kylie McCollough.
